In this edition of Deals Revealed, We Sell Restaurants hosts Robin Gagnon and Rob Morrison explore restaurant industry news, restaurants for sale across five states, and practical guidance for buyers and sellers. They also celebrate completed transactions, recognize brokers earning repeat business, and explain how restaurant brokerage supports franchise owners and franchisors.

Restaurant Technology Should Support Safety and Hospitality

Chipotle Turns Data Into a Food Safety Tool

Chipotle is reportedly working with Palantir on a food safety risk platform that evaluates information such as health inspection scores, pest incidents, and employee illness reports. The goal is to identify locations that may need attention before problems become more serious.

For restaurant operators, the potential value lies in connecting information that might otherwise remain in separate reports. Patterns could help management determine where additional training, inspections, or operational support would be most useful.

Technology can strengthen oversight, but consistent food handling, clean kitchens, and trained employees remain essential. The broader lesson for restaurant owners is that useful technology often works behind the scenes, helping teams protect customers and maintain operating standards.

Why &pizza Removed Its Ordering Kiosks

While many restaurant brands continue adding automation, &pizza reportedly removed ordering kiosks after finding that they created a disconnect between employees and guests. Leadership acknowledged that its emphasis on digital convenience had taken attention away from the dining room experience.

The decision offers a practical reminder: restaurant technology should support the experience customers expect.

Ordering speed and labor efficiency matter, but operators should also evaluate customer satisfaction, order accuracy, repeat visits, and opportunities for personal interaction. A kiosk may fit one restaurant concept while creating unnecessary friction in another.

Before investing in new technology, owners should identify the specific problem they want to solve and establish how they will measure improvement.

Los Tacos No. 1 Shows Why Customer Trust Matters

Los Tacos No. 1 received an investment from TSG Consumer to support growth. The announcement prompted concern among some loyal customers about whether outside investment would affect food quality, pricing, portions, or the restaurant’s character. Those concerns reflect customer expectations, rather than evidence that the experience has changed.

For restaurant owners considering expansion, investment, or a future sale, the lesson is to understand what customers value most.

Capital and professional systems can support growth. Preserving the food, hospitality, and consistency that created customer loyalty should remain part of the transition plan.

Featured Restaurants for Sale in Georgia, Rhode Island and Florida

This week’s featured listings offer three different paths to restaurant ownership: continuing an established operation, acquiring restaurant real estate, or introducing a new concept into an equipped space.

Atlanta, Georgia Juice Bar | Listing #44193

Represented by Nick Pourhassan, this independent juice bar in Atlanta, Georgia, is offered at $149,000 and reports more than $470,000 in annual sales.

The menu includes juices, smoothies, and café offerings. The business occupies 1,249 square feet, with approximately $5,199 in all-in monthly rent.

A buyer could continue the existing operation or evaluate another juice, smoothie, coffee, or healthy fast-casual concept, subject to applicable approvals. Hands-on management, cost controls, and expanded marketing are areas a new owner could review when developing an operating plan.

Warwick, Rhode Island Restaurant With Real Estate | Listing #43980

Represented by Damian Santoro, this restaurant opportunity in Warwick, Rhode Island, is offered at $2.3 million, including the real estate.

The approximately 9,093-square-foot freestanding restaurant sits on roughly 1.41 acres and accommodates 336 people. Its main dining room and three private function rooms provide capacity for weddings, corporate gatherings, holiday parties, catering, and other events.

The property includes a fully equipped commercial kitchen, a 27-foot hood, a full bar, outdoor seating, and approximately 85 dedicated parking spaces, plus overflow parking.

For buyers interested in restaurant operations and property ownership, this listing offers an opportunity to evaluate both together.

Fort Lauderdale, Florida Restaurant Space | Listing #43975

Represented by Ken Eisenband, this restaurant opportunity in Fort Lauderdale, Florida, is offered at $75,000. The current operation generated approximately $593,000 in annual sales.

The 1,119-square-foot space seats 16 guests inside and eight outside. Equipment includes a 10-foot hood, an in-ground grease trap, a walk-in cooler, commercial cooking equipment, digital menu boards, and three self-ordering kiosks.

The existing name, menu, and recipes are excluded from the sale. Buyers should evaluate the space based on their proposed concept, operating requirements, and financial projections.

Seller Insight: Prepare the Lease Before Listing Your Restaurant

A profitable restaurant can attract serious buyers and still encounter a major obstacle if the lease cannot transfer on workable terms.

For many restaurant acquisitions, the buyer needs the right to remain in the existing location. That makes the lease an important part of evaluating the business.

Before listing, sellers should locate the original lease and every amendment, renewal, assignment, and addendum. Reviewing the complete file with a broker and attorney can help identify issues early.

Questions to address include:

  • How much time remains on the lease?
  • Are renewal options available, and were previous options exercised correctly?
  • Can renewal rights transfer to a buyer?
  • What landlord approval is required?
  • Are there assignment fees or personal guarantee requirements?
  • Does the permitted-use language allow the buyer’s intended operation?

Buyers also need to understand the complete occupancy cost. Base rent may be only one component, alongside CAM charges, taxes, insurance, percentage rent, and scheduled increases.

Addressing these questions before a buyer is under contract gives sellers more time to resolve potential obstacles. Clear lease information also helps buyers and lenders evaluate the opportunity with greater confidence.

Buyer Insight: Review Current SBA Financing Requirements

Restaurant buyers planning to use SBA financing should speak with an experienced lender before submitting an offer.

SBA’s SOP 50 10 8.1, including technical updates, became effective October 1, 2026. The September technical notice states that the updated guidance applies to applications received by SBA on or after that date. Buyers should confirm the applicable requirements and timing directly with their lender.

Under the updated change-of-ownership framework, applicable acquisitions generally require at least 1.25 times debt-service coverage, while qualifying business expansions may use a 1.15 times standard. The lender must determine the transaction category and calculate qualifying cash flow.

For example, at 1.25 times coverage, $100,000 in annual debt service would require at least $125,000 in qualifying cash flow. This illustrates the ratio and does not establish whether a particular restaurant qualifies.

Buyers who already own a business should also confirm whether another acquisition meets the requirements for a business expansion.

Before entering negotiations, discuss available equity, working capital, credit, operating experience, and the proposed financing structure. Accurate tax returns, profit-and-loss statements, and supporting records help a lender evaluate whether the restaurant can support the requested debt.

Featured Restaurant Sales in Georgia and Ohio

Marietta, Georgia Buyer Expands an Existing Concept

Listing #29799, represented by Jeff and Kim Heidt, sold in Marietta, Georgia.

The sellers operated several restaurant locations and a catering company. They chose to sell the Marietta location because its revenue was below that of their other stores.

The buyer already operates a restaurant in Naples, Florida, and saw an opportunity to introduce that concept to another market using existing restaurant infrastructure.

The 4,200-square-foot interior included a kitchen with a 25-foot hood and a 12-tap draft system. Jeff and Kim reported that the transaction moved from contract to closing in approximately three weeks.

Columbus, Ohio Buyer Acquires a Dessert Franchise

Listing #33272, represented by Emily Benedict, sold in Columbus, Ohio.

The dessert franchise had operated since 2015 and occupied an 880-square-foot space. The buyer acquired an operating business with equipment in place and an operating history to review.

These two sales illustrate how different buyer goals shape the search. The Marietta buyer wanted space for an existing concept, while the Columbus buyer pursued an established franchise.

Congratulations to Jeff and Kim Heidt, Emily Benedict, and the buyers and sellers involved in these transactions.

The restaurant includes a commercial kitchen, pizza equipment, a walk-in cooler, a hood system, a grease trap, and a point-of-sale package.

The lease runs through February 2034 with two extension options. Prospective buyers should review the franchise transfer requirements, training, lease provisions, and financial records as part of their evaluation.

Missouri Tropical Smoothie Cafe Package | Listing #43781

Offered at $899,000, the locations report approximately $1.6 million in combined annual sales.

Client Testimonials: Trust That Continues Beyond One Transaction

Restaurant brokerage relationships often continue as clients move through different stages of ownership. This week’s testimonials recognize two brokers whose clients returned when they were ready to take their next step.

Klarenc Novaku worked with Dave first to acquire a restaurant and later to sell his pizzeria. He shared:

“Dave is an excellent restaurant broker. He was very professional and responsive. He persevered and guided me through the entire process. This is the second time I have worked with Dave. First time was on an acquisition and second time on the sale of my pizzeria. He's very knowledgeable about the industry and a pleasure to work with.”

Klarenc’s experience highlights the value of working with a restaurant broker who understands both buying and selling. Responsiveness, industry knowledge, and perseverance can help clients navigate the questions and challenges that arise throughout a transaction.

Daniel Medina and his wife worked with Doreen Gorman as they expanded their coffee shop business. Daniel shared

“Doreen Gorman is amazing! Today, my wife and I closed on our second coffee shop location, and we couldn't be happier with all the hard work she put into making this deal happen.

Throughout the entire process, Doreen explained every step in detail and made sure we understood all the tasks we needed to complete to turn our dream into a reality. She was always understanding of our concerns and questions, knowing that any major purchase can be stressful. Her guidance helped us feel comfortable and confident, allowing us to make informed decisions every step of the way.

I've been working with Doreen for over two years, and during that time she has consistently stayed in communication and has always been there to help us achieve our goal of growing our company. Her dedication, professionalism, and commitment to her clients are truly outstanding.

We will definitely be working with Doreen again when we're ready to open our third location!”

Daniel’s testimonial illustrates how clear explanations and consistent communication help buyers make informed decisions. After more than two years of working together, he and his wife completed their second coffee shop purchase and are already considering working with Doreen again on a third.

Congratulations to Dave and Doreen for earning the continued trust of their clients.

Exploring a We Sell Restaurants Franchise Opportunity

Prospective franchise owners comparing We Sell Restaurants with Murphy Business Sales, VR Business Brokers, or Sunbelt Business Brokers should consider how each model fits their experience, interests, and ownership goals.

We Sell Restaurants focuses on restaurant sales, franchise resales, and restaurant-related real estate. That specialization shapes the training and systems used to address restaurant leases, equipment, licenses, financial records, landlord approvals, and franchise transfers.

Candidates should compare investment requirements, franchise fees, royalties, territory provisions, training, technology, marketing, and lead-generation support.

They should also ask how each organization supports seller prospecting, confidential marketing, buyer qualification, and transaction management. Staffing needs, operating arrangements, and state licensing requirements deserve careful review.

For someone who enjoys hospitality, relationship building, sales, and consistent follow-up, restaurant brokerage provides a way to remain connected to the industry through business ownership transactions.

Helping Franchisors Manage Restaurant Resales

When a franchisee is ready to exit, a structured resale process can help the brand pursue continuity at the location while its development team focuses on new candidates.

We Sell Restaurants works with sellers to prepare opportunities, market them confidentially, screen buyers, and coordinate communication throughout the transaction.

Buyer qualification considers financial capacity, experience, and motivation. The franchisor retains control over franchise approval, training requirements, transfer conditions, and acceptance of the incoming operator.

Transaction coordination may involve the franchisee, buyer, franchisor, landlord, lender, and attorneys.

A successful resale can help preserve an operating location, maintain market presence, and support continued royalties and employment. For franchisors, a managed process can reduce the demands of existing franchisee exits and free more time for new development.
