We look at our customer calls, clicks on our restaurant for sale website, interactions with our Certified Restaurant Brokers and confidentiality agreements acknowledged online.
That gives us the data points from more than 500 listings to view which ones are gauged by our buyers as the best restaurants for sale today. The big calls outs this month. For the first time in our history, the entire list of top ten is priced under $100,000. That indicates that buyers are still looking for deals in the market. From a geographic perspective, the south is on fire with Charlotte, South Florida, and Georgia taking the strongest lead on restaurant buyers for the months.
Sixty percent of the best restaurants for sale in our top 10 were actually under the $50,000 price point. We are seeing opportunistic buyers push for ways to take over locations that were stalled by the pandemic, bring new life and energy and re-brand with new menus. It is a testament to the strength of the industry that buyers are still engaging heavily in opportunities to acquire and see the lower price point listings as ideal for the entrepreneur within us all! The Restaurant Brokers at We Sell Restaurants are seeing movement not only at the lower end of the market, though they received the most activity this month. In addition, we are seeing business listings at the higher end ($300,000 and above) at the highest levels in contract this year.
This tells us the only person on the sidelines in the current climate are those in the middle range of buying. In general, it's the restaurant buyer seeking a job or replacing income he earned as someone else's general manager.
We fully expect that once the election is over in November, those middle price point listings ($150,000 to $250,000) will be aggressively moving as buyer work to conclude deals by year end.
Restaurant lending is still good and we have resources for buyer loans starting at $20,000 and going up to $5 Million.
